Micrograding Plans

A Micrograding Plan is a detailed grading analysis used to evaluate and refine site elevations while maintaining the intent of the approved engineering design. The goal is to identify grading discrepancies, improve drainage performance, and reduce unnecessary earthwork where practical.

Using detailed CAD data, field-run topo, surface comparisons, and color-coded heat maps, Keystone Land Surveying reviews the site against the approved grading design to identify areas that may require adjustment. This allows developers and land development teams to make informed decisions before handing lots over to vertical construction.

Micrograding Plans are especially useful for residential subdivisions, townhome developments, and other site development projects where lot grading, drainage, pad elevations, driveway slopes, and vertical construction readiness are critical. The result is a more efficient grading review process, improved site coordination, and better information for both land development and vertical construction teams.

This targeted approach can help reduce rework, equipment time, material hauling, and construction delays by identifying potential grading concerns early. It also helps confirm whether individual lots, pads, swales, drainage paths, and surrounding grades are generally working as intended.
