Mortgage Surveys
A Mortgage Survey is a boundary survey prepared in connection with the purchase, or sale of real property. The survey identifies the property boundaries and depicts visible improvements, including buildings, driveways, fences, and other significant features. It also identifies apparent encroachments, recorded easements, and applicable building setback lines affecting the property.
Mortgage Loan Surveys are commonly required by lenders, title companies, or closing attorneys to support a real estate transaction. They also provide buyers with a clear understanding of the property's boundaries and any visible conditions that may affect ownership or future improvements.
